Property Resets

What is a Comprehensive Property Reset?+

A recurring maintenance visit for your property. We handle preventive care, do small repairs on the spot, and send you a photo-documented status report after every visit.

Is this a home inspection?+

No. A Reset is a maintenance and guest-readiness service — not a licensed home inspection, code inspection, safety certification, or warranty of property condition.

How often are Resets performed?+

Most rentals are on a monthly schedule. We'll recommend a cadence based on your property and how often guests stay.

Is the service the same for every property?+

No — every property gets a plan built around its size, features, and needs.

What kinds of preventive maintenance can be included?+

Typical tasks include HVAC filter changes, smoke & CO detector tests, running every faucet and drain, hardware checks, and other routine upkeep. Your plan lists exactly what's included.

Do you take photos?+

Yes. Every visit includes room-by-room photos, and they're all in your report.

What happens if you find a maintenance problem?+

It goes in your report, marked either Monitoring (we're watching it between visits) or Action Needed (it needs a decision from you).

Can minor repairs be handled during the Reset?+

Yes — small repairs are handled on the spot when parts and time allow. Bigger repairs get quoted first.

Managed Care

What is Managed Care?+

An add-on for Reset customers: you set a spending limit, and we handle small repairs and coordinate specialty vendors within it.

Who sets the maintenance spending limit?+

You do — per property or for your whole account. We never spend above your limit without your approval.

What happens if work costs more than my approved limit?+

We pause, send you an estimate, and wait for your OK.

Does AllSet perform every specialty repair?+

No. For work outside what we do, we line up qualified local vendors and manage the job for you.

How are third-party providers handled?+

Vendors only get authorization for their specific job — never your full budget.

Is the monthly Reset included?+

Yes — your monthly Reset is the foundation of Managed Care.

Can you support multiple properties?+

Yes — we handle portfolios of any size, with per-property schedules and reports.

Can each property have different scope or authority?+

Yes. Scope, pricing, and spending limits can differ by property.

Can reports be shared with owners?+

Yes — reports are written to be forwarded to owners as-is.

How is onboarding handled?+

Send us your property list once. We collect access details and set up schedules from there.

One-time handyman jobs

Do you still take one-time handyman jobs?+

Yes, when the schedule allows. Recurring customers come first, so timing can be limited.

What types of jobs do you accept?+

Small repairs, hardware and door adjustments, minor drywall and carpentry, and fixture swaps — tell us what you need.

Why is availability limited?+

We protect the schedule for our recurring Reset customers first.

What areas do you serve?+

Hot Springs, Hot Springs Village, Lake Hamilton, Benton, Little Rock, and nearby areas. Ask us if you're not sure.

How do I request a quote?+

Use the quote form to tell us about your property — we'll reply with a plan, usually within one business day.

How is pricing determined?+

By your property's size, features, and what's included in your plan. Every quote is custom.

What is the difference between Monitoring and Action Needed?+

Monitoring means we're watching something between visits. Action Needed means it needs your decision or a repair.
